When new construction takes place in such contexts, there is both a social and cultural responsibility to integrate sensitively into the existing urban fabric — architecturally and functionally. This expectation is fully met by the office complex completed in 2025 on Mozartstraße, right next to the Royal Film Palace. Following the volume of a predecessor building from the 1950s, it presents itself as an elegant corner building, five stories high with an extended roof, in a calm, reduced reinterpretation of neoclassicism. Above a refined base clad in natural stone, the façade is structured by generously elongated windows, each featuring a small decorative grille. The dark mansard roof is punctuated by attractively designed dormers. Despite its central urban location, the building benefits from a nearly freestanding position, with a surrounding garden zone to the west and rear providing light and greenery. Balconies are integrated on all upper floors, and two rooftop terraces offer users the opportunity to step outside for fresh air or engage in revitalizing conversations. Despite the limited plot size, it was even possible to incorporate a two-level underground garage — located beneath the basement — accessed via a car lift. The office space totals 2,402 square meters and is accessed via a centrally located stair and elevator core. The upper-floor layouts allow for a wide range of configurations in line with Best Workspace principles: office units and zoning concepts ranging from individual offices and enclosed meeting rooms to open communal areas. Each floor benefits from large windows on almost all sides, providing views into the city, and includes a tea kitchen. Additionally, a fully equipped shared kitchen on the fourth floor is available to all employees.
