A Prestigious Address, Then and Now

As early as 1903, Vienna’s merchant class demonstrated both stylistic confidence and a keen sense of real estate value by moving into the magnificent neo-baroque Palais on Schwarzenbergplatz — superbly located between the First District and the Schwarzenberg Palace. Today, this seven-story architectural jewel is home to the accounting and tax consultancy firm LeitnerLeitner GmbH, which operates in 16 additional locations but would hardly want to forgo the charm of this particular one. Yet much had to be done: even landmark buildings in Vienna are not immune to the passage of time. The interior of the Palais had suffered from various inappropriate alterations over the years and structural shortcomings. ARKFORM undertook a careful reworking of the spatial concept to accommodate the new use — 190 employees across 2,500 square meters of office space — while preserving and highlighting the unique quality of the historic fabric. The guiding principle was to create a harmonious composition of old and new.

Contemporary Function, Historic Atmosphere

The first planning step was to open up the rooms, aiming to enhance communication and establish a contemporary sense of openness. Breaking through walls brought in more daylight and created a fluid spatial structure — not to mention the charming view through classic wooden windows into the surrounding plaza. New planted courtyards contribute to a bright, welcoming atmosphere in the modern offices and corridors. These areas also incorporate numerous design elements that subtly reference the Palais’ original features. Key experiential spaces include the lounge and the grand library, whose elegant presence gives this interior a distinct character — inviting users to relax, read, and reflect. Since moving in, the firm has benefited from a design that blends residential grandeur and aesthetic tradition — a mix deeply rooted in Vienna — with a successful redefinition of the workspace for the 21st century.
